Similarly an inquiry, viewing or discussion about a particular with one of our agents does not mean that a reservation, purchase, lease or sale of a property is made.
A transaction shall only be valid when the relevant contracting parties have executed the necessary contractual documentation and are following all applicable legal or regulatory requirements.
5. Buying and Selling Properties
Roots & Roof will assist in buying or selling a property by facilitating communication and negotiations between the parties involved.

All rentals are subject to tenancy or lease agreement and applicable laws and regulations of Dubai.
Property viewing and rental inquiries do not guarantee that the person making the inquiry will rent the property. Tenants and landlords should read all terms and conditions of any contract before signing a tenancy or lease agreement.
7. Property Viewings
The property is available to be viewed subject to availability and consent of the property owner, landlord, developer or authorized agent.
You agree to:
- Attend viewings of the property at the mutually agreed time, if possible
- When booking a viewing, provide correct contact details.
- Follow guided instructions from our representatives or the property’s agents.
- Do not take photographs, make recordings or access restricted areas without taking any permission
- Respect property, furnishings and equipment
- Roots & Roof reserves the right to cancel or rearrange a viewing during certain required circumstances.
8. Fees, Commissions and Charges
Only where applicable, Roots & Roof may charge brokerage commissions, agency fees, administrative fees or other charges in connection with its services.
If the law and the terms of the relevant agreement permit us we will notify you of any fees or commissions payable before you are obliged to make the payment.
Roots & Roof’s fees do not include third party fees and government or registration fees unless stated otherwise.
These may include, wherever required like:

- Valuation fees
- Mortgage fees
- Legal fees or conveyancing fees

- Other third party charges
The charge that the person is responsible for paying will depend on the transaction and contractual agreements made.
9. Offers and Negotiations
Any offer, counteroffer, discussion or negotiation of price arranged by Roots & Roof shall be subject to contract.
An offer communicated through Roots & Roof does not mean it will be the final agreement in the contract.
No verbal discussion or informal communication shall be considered a completed transaction until and unless the appropriate legally binding documentation has been properly drafted and executed.
